Transaction Coordination - $375.00

Upon receipt of executed contract:
- Send an introduction email to title, lender, other agent as your transaction coordinator with contract deadlines. Separate informative introduction email sent to your client with important deadlines and what to expect.
- BUYER - Make sure your client has Earnest/Option money delivery instructions
- SELLER – MLS Status Changes
- Assist in drafting any amendments and or addenda
- Send any executed amendment to your client with a “Next Steps” email after option ends
- Request order of HOA documents & survey as needed- coordinate payment completion
- Follow-up on documents before deadlines (title commitment, HOA docs, survey, T47, etc.)
- Follow-up with lender for conditional approval, appraisal & clear to close
- Quickly respond to email requests from title/lender/agent/your client as needed
- Obtain/compile any required repair invoices & photos
- BUYER - Send a “Home Warranty Information” email and place the order
- BUYER - Send a “Helpful Information” email about utilities, recommended movers, nearest post office.
- Review all contract /required documents and submit to Compliance Department for DA creation
- Coordinate final walkthrough instructions/closing questions with other agent and your clients
- Schedule closing appointment with you, your clients, and title. Send you a calendar invite.
- Review final statement for errors- send your client a copy with “Final Closing Information” email
- Upload final signed statement to compliance system upon funding
